🇺🇸 VA Home Loan Reform Act Signed Into Law — A Win for Veterans and Homebuyers

Great news for our veterans! On July 30, 2025, President Trump signed the VA Home Loan Reform Act (H.R. 1815) into law—bipartisan legislation that permanently changes how veterans can buy homes using their VA loan benefits.
What’s Changed?
Until now, VA homebuyers were prohibited from paying their real estate agent directly. This restriction created a major roadblock in today’s market, where buyer agent commissions are often no longer covered by the seller. Veterans were being left behind—unable to compete fairly or get the guidance they deserve.
This new law permanently lifts that restriction. Veterans can now:
Directly compensate their buyer’s agent
Compete on equal footing in competitive markets
Work with trusted real estate professionals who understand their needs

The VA Home Loan Guaranty Program has helped millions of service members and veterans buy homes with:
No down payment
No private mortgage insurance (PMI)
Competitive rates
In 2024 alone, VA-backed lenders financed nearly 490,000 purchases and refinances. But under the old rules, if sellers didn’t cover the agent fee, veterans were either forced to go it alone—or miss out on a home entirely.
This new law fixes that permanently.
Added Protection for Veterans Facing Hardship
The bill also introduces a permanent partial claim program for borrowers who fall behind on VA loans. This means:
Missed payments can be covered through a subordinate lien, like FHA and USDA programs
Veterans can stay in their homes without refinancing or changing their loan terms
Relief is now accessible and structured to protect long-term homeownership
