When purchasing a home, it is important to understand the difference between homeowners insurance and a home warranty, as both provide different types of protection.

Homeowners Insurance

This covers structural damage and personal property loss caused by unexpected disasters, such as fires, tornadoes, or floods. It is designed to help you rebuild what was lost or damaged. For example, if a tree falls into your kitchen and damages your refrigerator, homeowners insurance would cover the replacement of the appliance. However, if your refrigerator simply stops working due to mechanical failure, it is not covered.

Home Warranty

A home warranty is a service contract that covers the cost of repairing or replacing specific appliances and systems due to everyday wear and tear. This includes items such as your HVAC system, plumbing, and kitchen appliances.
